Purchase Questions, Answered

It depends on the county and can be negotiated in your contract. In most of Florida the seller customarily pays for the owner's policy, but in several counties including Miami-Dade the buyer customarily pays and chooses the title company. We'll walk you through what applies to your specific transaction.

It's optional but strongly recommended. While a lender's policy protects your lender's interest, only an owner's policy protects you. It defends your ownership against hidden problems like unknown heirs, forged documents, or unrecorded liens, for as long as you own the home, with a one-time premium paid at closing.

Most purchase closings take 7 to 10 business days from the time we receive your order, though timing depends on your lender, the title search, and your contract dates. We move quickly without cutting corners and keep every party informed.

Generally a valid government-issued photo ID and your funds for closing, typically sent by wire. Depending on your situation you may need a few additional documents. We'll send you a clear checklist ahead of time so nothing causes a delay.
